Now that building is heating up in Irving, the city is offering new ways to cool off

Since home builders are building on almost every desirable square inch left available in Las Colinas, it’s nice to know that the new Cimarron Park Family Aquatic Center, located at 201 Red River Trail, has just opened daily beginning June 8 for residents of all ages to enjoy.

The new park features a main pool and children’s pool with spray features for Las Colinas families looking for a way to cool off this summer. The main pool includes a water playground, spray grounds, swimming lessons area, water volleyball, lap lanes, and two large water slides. Let the summer fun begin! Both the children’s pool and the main pool are zero-depth entry, which will allow parents and grandparents to play with their children and grandchildren in any depth of water while providing an additional measure of safety. Other amenities include multiple shade pavilions, restrooms and concessions.

Residents of Irving got to put their 2 cents in on the design of the $3.6 million Cimarron Park Family Aquatic Center. It represents the first outdoor seasonal pool built in Irving since 1979! If you are looking to make a splash north of State Highway 114 in the Texas summer heat, visit 201 Red River Trail or call (972) 721-2501.

Irving Tx Most Recent Homes for Sale Data

So, what does all of this mean? There are less homes, townhomes and condos for sale this time of the year than there were last year, so there’s less for buyers to choose from as builders tighten their belts in Positano,

Hunter’s Valley with Carmel Builders,

Emerald Valley with Ryland, and Hunter’s Ridge. Builders are trying to get back to a normal supply of 6 months of inventory and will not be building back up a surplus of excess spec homes.

Both K. Hov

and Darling Homes

at red hot La Villita are close to selling out at this point. Darling has no more lots left – they’ve decided to spec. out all their lots and K. Hov has sold all of their remaining lake view lots. They do have some lots still available on the 23 mile Campion Trails. If you want new construction in Las Colinas at a ground floor opportunity, you may be wondering about Riverside Village and Lakes of Riverside? The cutting of the streets is coming along nicely and the community is expected to open in the August/September 2008 timeframe with Highland Homes, Huntington, Sanders, Coventry and Darling Homes.

Dallas area is a good place to build equity in your home!

According to the Dallas Morning News, a new study by the Center for Economic and Policy Research and National Low Income Housing Coalition projects that DFW homebuyers could see one of the best increases in equity in the country during the next few years. That could be why the Dallas/Fort Worth area is seeing a huge influx of people moving to the area. In March 2008 alone (most recent figures available) 168,000 new people moved to the metroplex. The comprehensive report looked at home ownership and rental costs and the prospects for building home equity in 100 metropolitan areas. In terms of building equity, the DFW area is among the top five markets expected to do well between now and 2012. A homeowner who buys a house priced at 75% of the median for the area could gain more than $80,000 in equity four years from now, the study finds.
Farmers Branch new construction foreclosure that we could negotiate down to 75% of median home values in the neighborhood.

This is easier to do when you are getting in on the ground floor of a new build community, at the close-out of a community or with a foreclosure, REO or short sale. We have relationships with new home builders and know where the best values are in new community start-ups, close-outs and foreclosures, REO’s and short sales in Allen, Las Colinas, Irving, Frisco, McKinney, Richardson, Plano, Carrollton, Farmers Branch, Addison, The Colony, and Little Elm where we’ll be able to negotiate these types of bargains!
